Le Real Estate Asset Manager facilite l'ensemble de la relation entre les propriétaires et les franchisés et ce en étroite collaboration avec les Business Unit opérationnelles Hypermarchés, Supermarchés et Proximité et les services de support (Technique, Juridique, Contrôle de gestion….).Il/elle est l'interlocuteur privilégié (SPOC Single Point Of Contact) des propriétaires et des sous-locataires pour toutes les matières immobilières opérationnelles et est responsable de la gestion quotidienne, la valorisation et l'optimisation d'un portefeuille locatif varié.
Domaine de responsabilitésLes responsabilités du Real Estate Asset Manager sont les suivantes :
- Gérer le portefeuille immobilier : renégociation les baux, anticipation et suivi des besoins immobiliers des exploitants, des propriétaires, suivi des états des lieux d'entrées et de sorties
- Gérer le commercial assessment (stratégie technico-commerciale d'un immeuble)
- Suivre la commercialisation qui est déléguée à l'équipe expansion
- Accorder son support à la valorisation des actifs
- Reporting et préparation des dossiers pour les comités internes
- Assurer un reporting rigoureux sur l'évolution de ses actifs, ce qui alimente la database immo.
- Supporter l'équipe dans les dossiers complexes et grands projets (due diligence, data room, …)
- Assurer le reporting régulier des résultats et propositions d'actions correctives (budget, forecast, Capex sheet par immeuble)
- Vous êtes de formation universitaire (juridique, économique, industriel ou civil...).
- Vous justifiez d'une expérience de 5 ans dans une entreprise immobilière (promotion, développement, courtage…).
- Vous êtes un excellent négociateur, prenez résolument des décisions, et êtes capable de vous adapter à toutes les situations.
- Vous êtes bilingue (Nl-Fr).
- Vous prônez l'orientation client et faites preuve de l'empathie nécessaire.
- Vous êtes analytique, capable d'appliquer les textes de loi dans la réalité économique et faites preuve d'esprit critique.
- Un contrat à temps plein à durée indéterminée (CDI).
