In Continental Europe Goodman manages two Partnerships dedicated to logistics real estate with a combined assets under management of €4.7 billion. Goodman European Partnership (“GEP”) and KWASA Goodman Germany (“KGG”) are some of Europe’s largest unlisted investment vehicles owning respectively €3.9 billion and €0.8 billion of logistics assets, located in 7 countries across Europe, leased to key customers including Amazon, DHL, Schenker and many others. The Partnerships are backed by various leading institutional investors, including some of the world’s largest pension and sovereign wealth funds. Goodman, GEP’s manager and cornerstone shareholder, is one of the world’s top logistics developers and considered a market leader in Europe.
In the context of Goodman’s constant growth an exceptional opportunity has now arisen for a bright, driven and ambitious individual to join the Investment Management team.
What will the role involve?
The role will entail a steep learning curve and involve all aspects of the Partnerships, including asset management oversight, financial analysis and reporting. The role will also be include closely involvement in capital transactions, including equity raises and financings (secured & unsecured), and property acquisitions and disposals. There will be regular interaction with other offices and departments throughout Europe and with the Goodman Sydney head office.
More concretely, this means you will get the opportunity to:
- Drive the financial forecast model for KGG in order to ensure accurate and timely forecasting of the Partnership’s property income, Partnership’s level earnings, distributions, return metrics (as applied in Business Plan, Reforecasts, equity raises and debt issuances);
- Drive the Capital Management Plan for KGG to ensure accurate medium/long term cash flow projections and capital drawdown timings, liaise with treasury to maintain accurate short term cash flow forecasting;
- Maintain the Covenant Testing Model for KGG in order to meet the reporting deadlines as set out by the debt agreements (including public bonds); Monitoring headroom and risk analysis;
- Drive the annual portfolio review process for KGG and related models together with the various local departments;
- Compile and verify data for Quarterly reports, external and internal ; for both Partnerships;
- Address recurring and ad-hoc Investor specific queries through thorough analysis; for both Partnerships;
- Assist in analysis with regards to property transactions (acquisitions and disposals) and financial projects (equity raisings, debt structuring) in the Partnerships;
- Assist with the writing of the annual Business Plan and Quarterly Reforecasts; for both Partnerships;
- Assist in the preparation of presentations, including investor presentations, market presentations etc; for both Partnerships;
Do you recognize yourself?
- Finance or engineering degree with a broad interest ranging from corporate finance to property management, and will have the following qualifications:
- Eager to learn and apply, and take on increasingly more responsibility;
- Strong arithmetic / analytical skills (Advanced excel and willingness to become proficient in VBA are a must);
- Good understanding of corporate finance;
- Understanding of real estate is a plus;
- Prior financial analytics / accounting experience is an asset (investment banking or property analytics);
- Excellent written and spoken knowledge of English. Dutch, French and/or German is a plus.
- Strong communicator;
- Team player: The ability to work both independently and within a team environment, serving numerous internal and external customers under a tight timeline;
- Pro-active approach with a can-do mentality;
- Resourceful and driven by change;
- Ability to combine a helicopter view with a good eye for detail;
- Ability to prioritize to get a project across the line.
