In de haalbaarheids- en acquisitiefase:
- Helpt bij het opstellen van de strategie en visie voor nieuwe ontwikkelingen.
- Analyseert in samenwerking met het commerciële team de site/het gebouw op potentieel, volume, organisatie, toegang en functionaliteit.
- Heeft een grondige kennis van de vastgoedmarkt in de relevante regio en voor diverse soorten ontwikkelingen.
- Stelt een kostenraming op, op basis van referentieprojecten en projectkennis voor de haalbaarheidsstudie.
- Dient aankoop-, verkoop- of verhuuraanvragen in ter goedkeuring bij het Directiecomité.
- Stelt presentatiedossiers op in samenwerking met de financiële afdeling.
- Verantwoordelijk voor haalbaarheid, planning en kwaliteit van toegewezen projecten.
- Coördineert en stuurt projecten aan tussen verschillende afdelingen.
In de studiefase:
- Stelt een planning op en leidt het ontwerpteam doorheen de ontwikkelingsfases (voortraject, definitief project, vergunnings- en aanbestedingsdossier).
- Bewaakt afspraken met het ontwerpteam en krijgt waar nodig juridische ondersteuning.
- Bereidt dossiers en presentaties voor als basis voor vergunningsbesprekingen met overheden.
- Draagt bij aan externe communicatie met betrekking tot het project.
- Bewaakt, in samenwerking met het management, de vergunningsprocedure.
In de aankoopfase:
- Neemt initiatieven richting aannemers en leveranciers om technische en financiële implicaties te verifiëren.
- Selecteert aannemers in samenwerking met operationeel management.
- Vergelijkt prijzen en bereidt onderhandelingen voor.
- Organiseert bouwteams of technisch overleg om optimalisaties uit te werken.
- Draagt bij aan contractuele overeenkomsten en zorgt dat gemaakte afspraken correct worden opgenomen.
Tijdens de constructiefase:
- Coördineert bouwwerkzaamheden en aangestelde aannemer(s).
- Bewaakt de planning en voortgang van de werkzaamheden.
- Bespreekt technische oplossingen en varianten met de aannemer(s), ondersteund door operationeel management.
- Beheert de financiële aspecten van het project en keurt aankoop aanvragen goed.
- Zorgt voor naleving van veiligheids- en kwaliteitsprocessen op de bouwplaats.
- Coördineert het opleveringsproces en de definitieve overdracht met de aannemer(s).
- Rapporteert regelmatig aan de ontwikkelingsmanager, operationeel management en/of het Directiecomité.
- Werkt continu aan verbetering en professionalisering van studieprocessen en projectaanpak.
- Vereist technische nieuwsgierigheid, dossierkennis, creativiteit, organisatietalent, teamloyaliteit en heldere communicatie.
In de verhuur- of verkoopfase:
- Coördineert de verhuur of verkoop van toegewezen projecten.
- Verantwoordelijk voor het afsluiten van huur- of verkoopcontracten in samenwerking met het juridische team.
- Stuurt interne of externe verkoopteams aan om deadlines te halen.
- Draagt in voorkomende gevallen projecten over aan de Investeringsafdeling en blijft verantwoordelijk tot volledige verhuur en oplevering.
- Master / Bachelor in vastgoed, architectuur, bouwkunde of gerelateerd vakgebied.
- Ruime ervaring in vastgoedontwikkeling, bij voorkeur met grootschalige of complexe projecten
- Marktkennis van vastgoed, inclusief regelgeving, vergunningstrajecten en trends
- Technisch en financieel inzicht om haalbaarheidsstudies, kostenramingen en planningen op te stellen.
- Ervaring in Projectcoördinatie, van acquisitie tot oplevering en commercialisatie.
- Bereidheid om te reizen.
- Meertaligheid (NL/FR/ENG) is een pluspunt
