EuroCapital is the Capital department of the Phicap Group. As part of the Group, EuroCapital provides clients with a comprehensive property investment service. This includes the sourcing of new opportunities, structuring joint ventures, financing, arranging special purchase vehicles plus negotiating and completing transactions.
In order to continue the rapid growth, EuroCapital is looking for an Asset Manager for its Capital activity.
RESPONSIBILITIES
As an Asset Manager, you will assist the MD in sourcing and analysing investment opportunities and conducting the entire acquisition process. More specifically you will have following responsibilities:
a. Assistance in sourcing real estate investments
- Provide preliminary analytical analysis on targeted commercial real estate investments
- Prepare and maintain property and portfolio valuations using discounted cash-flow models
- Analyze property rent rolls and financial reports to confirm effective gross income, net operating income, debt service coverage, loan to value, occupancy, and other relevant performance metric
- Put together investment files for presentation to targeted investors
- Perform market data analysis
b. Analysis of targeted real estate investment
- Provide assistance in due diligence and in underwriting on potential commercial real estate equity and debt investments
- Provide assistance in monitoring legal documents such as operating agreements, loan documents, management and leasing agreements to ensure compliance
- In general, assist the MD in the negotiations from start to closing
- Liaise with the Property and Development team
c. Support the asset management of existing portfolio
- Assist the quarterly reporting packages and evaluate variances and trends in operating income and expenses
- Implement action steps and strategies to maximize the value of the assets
- Regularly perform site inspections of assigned investments
- Assistance in the preparation and implementation of annual business plan
QUALIFICATIONS
- You have at least a Bachelor’s degree in economics or finance
- You have at least two years of work experience, ideally in a similar position
- You are organized, meticulous and turned towards result
- You have easy contact and business acumen
- You demonstrate integrity, honesty and ethics
- You are passionate about real estate
- You are either FR/NL native speaker with a good level of the other one. Professional knowledge of EN is a must
