Project Manager – Construction & Purchaser Care (suivi des acquéreurs)(English) About Next Day Next Day Sustainable Holdings (NDSH) is an investor and developer committed to building smart, sustainable, and connected homes in order to reduce the carbon footprint of the real estate sector and achieve a net-zero future. Next Day is active in the affordable residential housing sector in Belgium. About the Role As part of real estate projects with high technical and quality requirements, we are seeking a Construction Project Manager to oversee the operational management of projects, from the design phase through to execution, in close collaboration with purchasers and technical stakeholders. A strong commercial mindset is required. Key Responsibilities 1/ Purchaser Care & Follow-Up Act as the primary point of contact for purchasers throughout the project Collect, analyse, and integrate requests for modifications Ensure smooth and proactive communication regarding timelines, costs, and feasibility Provide proactive commercial support to purchasers 2/ Design Adaptation and Building Services Coordination Coordinate and adapt technical drawings, with a particular focus on building services Collaborate with architects, engineering firms, and contractors Verify technical, regulatory, and budgetary consistency 3/ Cost Estimation & Tendering Estimate construction costs (building services and overall construction) Prepare and manage contractor tender processes Perform comparative analysis of bids and issue recommendations Participate in negotiations and contract award processes 4/ Project Monitoring Monitor project progress, budget, and quality Anticipate risks and propose mitigation solutions Provide regular reporting to management and stakeholders Qualifications and Skills 1/ Education Civil or Industrial Engineer Architect or Interior Designer 2/ Experience Minimum 3 years of relevant experience in construction project management Proven experience in Building services (MEP / special techniques), Cost estimation, Contractor tendering processes 3/ Skills Strong technical knowledge of construction Budget analysis and planning capabilities Excellent organizational and interpersonal skills Ability to work independently, with a high level of rigor and accountability 4/ Languages Knowledge of French required English and/or Dutch considered an asset Availability Role is open, consultants applications welcome. Contexte du rôle Dans le cadre de projets immobiliers à forte exigence technique et qualitative, nous recherchons un(e) Project Manager Construction pour assurer le pilotage opérationnel des projets, depuis la phase de conception jusqu’à l’exécution, en lien étroit avec les acquéreurs et les intervenants techniques. Une approche commerciale est recherchée. Missions principales 1/ Suivi des acquéreurs Être l’interlocuteur privilégié des acquéreurs tout au long du projet Collecter, analyser et intégrer les demandes de modifications Assurer une communication fluide et proactive (délais, coûts, faisabilité) Accompagnement commercial proactif 2/ Adaptation des plans et techniques spéciales Coordination et adaptation des plans techniques, en particulier des techniques spéciales (TS) Collaboration avec les architectes, bureaux d’études et entreprises Vérification de la cohérence technique, réglementaire et budgétaire 3/ Estimation des coûts & appels d’offres Estimation des coûts de construction (techniques spéciales et bâtiment en général) Préparation et suivi des appels d’offres entreprises Analyse comparative des offres et recommandations Participation aux négociations et à la contractualisation 4/ Suivi de projet Suivi de l’avancement, du budget et de la qualité Anticipation des risques et proposition de solutions Reporting régulier auprès de la direction et des parties prenantes Profil recherché 1/ Formation Ingénieur civil ou industriel Architecte ou architecte d’intérieur 2/ Expérience Minimum 3 ans d’expérience pertinente en gestion de projets de construction Expérience confirmée en : Techniques spéciales, Estimation des coûts, Appels d’offres d'entreprises 3/ Compétences Solides compétences techniques en construction Capacité d’analyse budgétaire et de planification Excellentes compétences organisationnelles et relationnelles Autonomie, rigueur et sens des responsabilités 4/ Langues Français requis Anglais et / ou néerlandais un atout Disponibilité Le poste est ouvert.
