Voor onze klant, een vooraanstaande projectontwikkelaar actief in residentieel vastgoed, zijn we actief opzoek naar een projectmanager.
TakenProjectplanning en Uitvoeringsstrategie:
- Verantwoordelijk voor het opstellen en goedkeuren van gedetailleerde projectplanningen, samen met je projectteam.
- Bepalen van de uitvoeringsstrategie en vastleggen van de optimale aanpak om het project efficiënt te laten verlopen.
Selectie en aanbesteding van aannemers:
- Hoofdaannemers aanstellen.
Budgetbeheer en Kostencontrole:
- Actieve budgetopvolging en kostencontrole tijdens de uitvoeringsfase, inclusief het identificeren en beheersen van financiële risico's.
- Bewaken van kosten versus planning om budgetoverschrijdingen te minimaliseren en transparantie naar stakeholders te waarborgen.
Aansturing en Coördinatie van de Hoofdaannemer:
- Direct aansturen van de hoofdaannemer(s) en opvolgen van hun prestaties om te garanderen dat de projectdoelen worden behaald.
- Regelmatige evaluatie van voortgang, kwaliteit en naleving van de afspraken met de hoofdaannemer.
Vertegenwoordiging van de Bouwheer:
- Fungeren als het primaire aanspreekpunt en vertegenwoordiger van de bouwheer, waarbij belangen en doelen van de bouwheer nauwgezet worden bewaakt.
- Zorgdragen voor een transparante communicatie tussen bouwheer en aannemer, evenals het aanspreken van belangrijke beslissingen en knelpunten.
Aankopen en Contractbeheer:
- Verantwoordelijk voor aankopen en contractbeheer.
- Beheer van leveranciers- en contractvoorwaarden, met onderhandelingen om maximale waarde voor het project te realiseren.
Werfbezoeken en Kwaliteitscontrole:
- Uitvoeren van werfbezoeken op frequente basis (1 à 2 keer per week afhankelijk van de fase), om de voortgang en kwaliteit van de werken te inspecteren.
- Bewaken van de naleving van projectstandaarden en veiligheidsrichtlijnen, waarbij er per fase op projectniveau wordt ingespeeld.
- Hogere opleiding in bouwkunde.
- Communicatief vaardig om de bouwheer juist te vertegenwoordigen.
- Ervaring als projectmanager in verschillende fases.
- Druk je stempel op prachtige projecten voor een grote projectontwikkelaar.
