Next Day is active in the affordable residential housing sector in Belgium.About the RoleAs part of real estate projects with high technical and quality requirements, we are seeking a Construction Project Manager to oversee the operational management of projects, from the design phase through to execution, in close collaboration with purchasers and technical stakeholders. A strong commercial mindset is required.Key Responsibilities1/ Purchaser Care & Follow-UpAct as the primary point of contact for purchasers throughout the projectCollect, analyse, and integrate requests for modificationsEnsure smooth and proactive communication regarding timelines, costs, and feasibilityProvide proactive commercial support to purchasers2/ Design Adaptation and Building Services CoordinationCoordinate and adapt technical drawings, with a particular focus on building servicesCollaborate with architects, engineering firms, and contractorsVerify technical, regulatory, and budgetary consistency3/ Cost Estimation & TenderingEstimate construction costs (building services and overall construction)Prepare and manage contractor tender processesPerform comparative analysis of bids and issue recommendationsParticipate in negotiations and contract award processes4/ Project MonitoringMonitor project progress, budget, and qualityAnticipate risks and propose mitigation solutionsProvide regular reporting to management and stakeholdersQualifications and Skills1/ EducationCivil or Industrial EngineerArchitect or Interior Designer2/ ExperienceMinimum 3 years of relevant experience in construction project managementProven experience in Building services (MEP / special techniques), Cost estimation, Contractor tendering processes3/ SkillsStrong technical knowledge of constructionBudget analysis and planning capabilitiesExcellent organizational and interpersonal skillsAbility to work independently, with a high level of rigor and accountability4/ LanguagesKnowledge of French requiredEnglish and/or Dutch considered an assetAvailabilityRole is open, consultants applications welcome.Interested ? Une approche commerciale est recherchée.Missions principales1/ Suivi des acquéreursÊtre l'interlocuteur privilégié des acquéreurs tout au long du projetCollecter, analyser et intégrer les demandes de modificationsAssurer une communication fluide et proactive (délais, coûts, faisabilité)Accompagnement commercial proactif2/ Adaptation des plans et techniques spécialesCoordination et adaptation des plans techniques, en particulier des techniques spéciales (TS)Collaboration avec les architectes, bureaux d'études et entreprisesVérification de la cohérence technique, réglementaire et budgétaire3/ Estimation des coûts & appels d'offresEstimation des coûts de construction (techniques spéciales et bâtiment en général)Préparation et suivi des appels d'offres entreprisesAnalyse comparative des offres et recommandationsParticipation aux négociations et à la contractualisation4/ Suivi de projetSuivi de l'avancement, du budget et de la qualitéAnticipation des risques et proposition de solutionsReporting régulier auprès de la direction et des parties prenantesProfil recherché1/ FormationIngénieur civil ou industrielArchitecte ou architecte d'intérieur2/ ExpérienceMinimum 3 ans d'expérience pertinente en gestion de projets de constructionExpérience confirmée en : Techniques spéciales, Estimation des coûts, Appels d'offres d'entreprises3/ CompétencesSolides compétences techniques en constructionCapacité d'analyse budgétaire et de planificationExcellentes compétences organisationnelles et relationnellesAutonomie, rigueur et sens des responsabilités4/ LanguesFrançais requisAnglais et / ou néerlandais un atoutDisponibilitéLe poste est ouvert.
