En tant que Real Estate Coordinator France vous ferez partie de l'équipe "Business Development - Group Real Estate", qui est responsable de l'expansion et de l'optimisation du réseau de magasins existant par l'ouverture de nouveaux magasins, la relocalisation ou la fermeture de magasins existants, ainsi que par l'acquisition de magasins existants.

L'équipe est également responsable du suivi administratif et financier du portefeuille immobilier et de la gestion des baux.

En tant que Real Estate Coordinator France, vous serez principalement responsable du suivi de l'administration immobilière de nos magasins en France et du bon suivi de nos obligations financières/administratives dans le cadre de nos baux.

**Tâches et responsabilités**:

- Mettre en place l'administration (formalisation remise des clés, états des lieux, demandes d'assurance, garanties locatives, etc.) et les flux financiers pour nos nouveaux baux, ainsi que prendre les mesures nécessaires à la fin des baux.
- Recueillir de manière proactive des informations auprès des différentes parties (propriétaires, banques, compagnies d'assurance et équipes internes) afin de mettre en place les systèmes et les bases de données correctement et dans les délais impartis.
- Assurer le suivi des obligations financières conformément à nos baux : paiement des loyers et des charges, mise en place de PO, plans de facturation,...
- Assurer la liaison avec les propriétaires, les locataires et les équipes internes sur les questions liées aux baux et traiter toute la correspondance entrante ou sortante.
- Faire appel au service juridique, au service financier ou à d'autres services pour des dossiers spécifiques.
- Créer les magasins auprès du Greffe et suivre les démarches
- Réfléchir à l'optimisation des procédures et des méthodes.

**Profil**:

- Vous êtes titulaire d'un bachelor ou d'une expérience équivalente ;
- Vous avez idéalement une expérience dans la gestion de baux commerciaux ;
- Vous travaillez avec précision et avez le sens du détail ;
- Vous avez d'excellentes compétences administratives ;
- Vous avez l'esprit d'équipe et une approche pratique, et vous communiquez aisément avec vos collègues de tous les départements ;
- Vous pouvez travailler de manière indépendante et autonome ;
- Une bonne connaissance de SAP est un atout ;
- Vous parlez et écrivez couramment le français et pouvez également communiquer en néerlandais.
