Colonies poursuit son développement en Europe et cherche à renforcer son équipe de Project Management. Rattaché(e) à un(e) Project Manager Senior, tu seras chargé de divers projets d’appartements en colocation en Belgique à restructurer, rénover et aménager conformément au concept Colonies, afin de permettre leur mise en exploitation.
Le Project Manager est ainsi un véritable "chef d’orchestre" dont la mission est de coordonner les différentes parties prenantes (entreprises, prestataires et équipes internes Colonies) pour garantir une ouverture des appartements et un accueil des locataires dans les meilleures conditions.
**Au quotidien, tu seras notamment chargé(e) de**:
- Accompagner l’équipe Développement dans l’estimation des coûts des projets de travaux et de leur faisabilité technique ;
- Assurer la consultation des entreprises, challenger et négocier les offres ;
- Conforter les hypothèses de départ avec les entreprises générales partenaires de Colonies et assurer la contractualisation avec les différents intervenants ;
- Piloter les équipes internes et externes durant l’ensemble des phases de projets ;
- Effectuer le suivi financier de chaque projet et assurer le respect des contrats et du budget, calendrier et programme ;
- Être vigilant aux changements et aléas et en assurer la gestion ;
- Accompagner l’équipe Achats dans la commande et l’installation des équipements et mobiliers (FF&E) ;
- Réaliser la réception des travaux avec l’entreprise et le suivi de la levée des réserves ;
- Préparer les appartements à accueillir les locataires (Soft Opening) ;
- Clôturer financièrement et administrativement les projets pour nos investisseurs ;
- Organiser la passation avec les équipes Exploitation et les accompagner dans la gestion des éventuels désordres survenant post ouverture.
Pour l’accomplissement de ces missions, tu seras amené(e) à te déplacer en IDF et en région selon les projets en cours de développement. Au quotidien, tu travailleras en étroite collaboration avec les équipes internes Colonies (Développement, Design, Asset Managers, Exploitation,) qui t’apporteront leur expertise.
Enfin, tu contribueras activement à la consolidation d’un réseau de partenaires fiables pour Colonies, ainsi qu’à l’amélioration continue du produit mais également des process et outils internes.
**Ton profil ?**:
Tu présentes une appétence particulière pour l’immobilier et tu justifies d’une expérience (3 à 5 ans) dans la gestion de projet dans le milieu de la construction (promoteur, foncière, entreprise de construction, assistance à maîtrise d’ouvrage, etc.).
Par ailleurs, tu es:
- d’un naturel organisé et rigoureux, et tu as une bonne compréhension de la gestion de projets ;
- agile de façon à piloter plusieurs projets en même temps à des phases différentes ;
- doté(e) d'un très bon sens relationnel, tu sais communiquer efficacement et ainsi t'adapter à tes interlocuteurs comme aux circonstances ;
- bienveillant(e) et ambitieux(-se) et attends la même chose de tes collègues ;
Enfin, tu parles couramment français et anglais.
