A Development Manager is required to support the existing team and manage two specific projects in Brussels - The Louise and Ellipse - together with assisting on one or two developments across the PATRIZIA Funds throughout mainland Europe (eg Grigny Logistic & Ripamonti in Milan).
This role will centre on ensuring the developments are designed, planned, procured, developed and constructed in line with the agreed concepts, design, timelines and ultimate business plan.
**Key responsibilities**
- Set up and monitoring of project timelines and capex programmes.
- Cost control and management of the project budget including monthly financial reporting.
- Regular updates to input into financial models including establishing value and cost assumptions, tax, debt and promote structures.
- Assisting in compilation of Investment Committee papers where relevant
- Creating development timelines and budgets.
- Overseeing the preparation and submission of all technical and environmental due diligence reports in respect of each development and ensuring that investor risk is minimized in all circumstances.
- Interviewing and procurement of design and development delivery team.
- Attending development meetings in conjunction with the wider professional team.
- Being the principal day to day contact with the asset management and fund management team for each of the respective projects and continuing to build upon the existing strong relationships with fund management and investors.
- Being responsible for reviewing and making recommendations against all plans / specifications / layouts.
- Review construction plans and programmes for the developments ensuring they remain on track, maintaining a first-hand understanding of the progress and identifying potential risks and issues for mitigation.
- Develop Quality Management Plans to ensure all aspects of project delivery is done within a defined process and meets the aspirations of all project stakeholders.
- Approve all itemised expenditure in conjunction with the Analyst and Finance team.
- Reporting to RED/Client on project progress - close liaison with monthly in-person progress meetings with RED London office
**Key Requirements/Skills/ Experience**
- At least 10 years PQE, MRICS or CIOB Qualification or equivalent preferred
- ‘Principal’ based experience preferred, i.e. we are not looking for someone who has purely worked in an advisory/agent-side role.
- Multi-site portfolio project / development management experience.
- First-hand experience of project managing large scale developments in Belgium, specifically in the office sector and preferably with refurbishment expertise.
- Strong technical development / project & risk management experience - someone who has started their career and worked directly in a Development / Project Management role and who is familiar with all aspects of the development process - from initial concept design/development, through the various RIBA design stages, planning, Rights of Light analysis, contractor tendering, cost analysis, on-going development monitoring / quality control.
- Ability to plan, procure, contract and monitor all aspects of the construction and development process from design inception to practical completion.
- Actively promote environmental best practice for the design, construction and efficient end use of the project. Deep knowledge of ESG is a pre requisite.
- In-depth knowledge of contractor and sub-contractor procurement and negotiation of tenders and terms of build contract.
- Interest in design, being an active part of the design team.
- Good knowledge across value and cost side of the Development role
- Proven working knowledge of BREEAM, LEED & Wiredscore
