Infrastructure Project Leader/Project Manager

As part of an office redesign project in Brussels, we are looking for a Site Manager / Technical Project Manager who will be responsible for the technical and operational follow-up of the project, from the preparation of the works to final delivery.

As the client's technical point of contact on the construction site, he ensures coordination with the main contractor, the subcontractors, and the various technical parties.

We are primarily looking for a technical and site-oriented profile, with solid experience in construction and site supervision, capable of understanding plans, consulting with various disciplines, and identifying technical or coordination issues.

Main responsibilities:

1. Site supervision

• Monitoring the progress and quality of the works on the construction site.
• Participation in site meetings and coordination of the various parties.
• Verification of the conformity of the works with the plans, the specifications, and the decisions taken.
• Identification and resolution of technical or coordination problems.
• Follow-up on the planning and the decisions that have been taken.

2. Planning and execution

• Reading and analyzing construction and execution plans.
• Follow-up of the plans submitted by the contractors, and their adjustments.
• Verification of proper coordination between architecture, construction, and specialized techniques.
• Follow-up of the "as built" plans and documents.

3. Special techniques

Good practical knowledge to consult with specialists and challenge proposed solutions in the following domains:

• HVAC / heating / ventilation / air conditioning;
• electricity and lighting;
• fire detection and protection;
• access control / badge systems;
• burglary and security;
• cabling and technical/IT infrastructure.
• The candidate does not need to be an expert in each of these disciplines, but must have a good general understanding of construction techniques and their interactions.

4. Redevelopment and works

• Follow-up of demolition works, wall construction, doors, glazing, and interior fitting.
• Monitoring the integration of techniques into the new facilities.
• Analysis of changes and additional work.
• Monitoring of the decompts (additional and reduced works) and their impact on the project.

5. Delivery

• Participation in the provisional and final handovers.
• Follow-up on the comments/shortcomings and their rectification.
• Verification of the transfer of technical documents and "as-built" plans.

Desired profile:

• Minimum graduate/bachelor's degree in construction or in a technical field related to building.
• Practical experience in monitoring and coordinating construction sites.
• Experience in office renovation, transformation or redesign is a significant asset.
• Good ability to read and understand construction and execution plans.
• Good practical knowledge of special building techniques.
• Ability to communicate with specialists in HVAC, electricity, fire, access control, intrusion, etc.
• Experience on the client side, design office, general contractor or project/construction management company side is an asset.

Skills:

• Broad (non-expert) knowledge of specialized techniques: HVAC, electricity, fire safety, access control, IT cabling
• Experience on the client side, at an engineering firm or project/construction management company
• Experience with office renovation/re modeling
• Experience with plan reading (implementation plans)
• Practical experience on construction sites
