Job Offer Real Estate Advisor – Advisory/Investment (Brussels) (2–5 years) (F/M) We are looking for Delta’s first employee, who will work as part of a team, in direct contact with the Partners, on assignments with strategic and analytical components, serving private and public clients, as well as on investment/financing and asset management matters. • Build business plans and financial models (DCF, sensitivities/scenarios) and carry out feasibility analyses.
• Interact with banks: preparation of credit files, refinancing, loan negotiations.
• Conduct strategic analyses (positioning, value-creation options, trade-offs).
• Carry out market studies and benchmarks (rents, vacancy, yields, pipeline).
• Support transactions (data room, due diligence, valuation, negotiation support) and coordinate specialist advisers (lawyers, technical consultants, experts).
• Contribute to building and managing an asset portfolio (reporting, KPIs, capex, asset business plans).
• Build and manage your own network and client portfolio. Profile
• You hold a Master’s degree (preferably in economics, management or engineering) or equivalent.
• You have 2 to 5 years of relevant experience (audit, commercial real estate, consulting, investment or corporate banking, investment/asset management). You have a strong affinity with the real estate sector.
• You have an entrepreneurial mindset. You are able to create, propose, test and devise solutions, and to shape part of your own working framework.
• You are proficient in Excel and standard IT tools. You have an interest in AI applied to the profession (analysis, modelling, market monitoring).
• You demonstrate rigour, critical thinking and autonomy. Your strong interpersonal skills enable you to build and maintain client relationships.
• You have a network and/or are able to develop one proactively and independently.

• Construire des business plans et modèles financiers (DCF, sensibilités/scénarios) et réaliser des faisabilités.
• Interagir avec les banques : préparation de dossiers, refinancement, négociation de crédits.
• Conduire des analyses stratégiques (positionnement, options de valorisation, arbitrages).
• Réaliser des études de marché et benchmarks (loyers, vacance, rendements, pipeline).
• Soutenir les transactions (data room, due diligence, valorisation, appui aux négociations) et coordonner les conseils spécialisés (avocats, techniciens, experts).
• Contribuer à la constitution et à la gestion d’un portefeuille d’actifs (reporting, KPI, capex, business plans d’actifs).
• Constituer et gérer votre propre réseau et portefeuille de clients. Profil
• Vous êtes titulaire d’un diplôme de niveau Master (de préférence économie, gestion, ingénieur) ou équivalent.
• Vous présentez 2 à 5 ans d’expérience pertinente (audit, immobilier professionnel, conseil, banque
- d’affaires ou de financement, investment/asset management). Vous avez de fortes affinités avec le secteur immobilier.
• Vous avez un mindset entrepreneurial. Vous êtes capable de créer, de proposer, de tester, d’inventer des solutions et une partie de votre propre cadre de travail.
• Vous maîtrisez Excel et les outils informatiques classiques. Vous avez un intérêt pour l'IA appliquée au métier (analyse, modélisation, veille).
• Vous faites preuve de rigueur, d’esprit critique et d’autonomie. Vous avez une aisance relationnelle qui vous permet de créer et d’entretenir les relations avec les clients.
• Vous possédez un réseau et/ou êtes capable d’en développer un de façon proactive et autonome.

• Interageren met banken: voorbereiding van kredietdossiers, herfinanciering, onderhandeling van kredieten.

• Marktstudies en benchmarks uitvoeren (huurprijzen, leegstand, rendementen, pipeline).

• Je hebt een masterdiploma (bij voorkeur economie, management of ingenieur) of gelijkwaardig.
• Je hebt 2 tot 5 jaar relevante ervaring (audit, professioneel vastgoed, consultancy, zakenbank of financieringsbank, investment/asset management). Je hebt een sterke affiniteit met de vastgoedsector.
• Je hebt een ondernemende mindset. Je bent in staat om oplossingen te bedenken, voor te stellen, te testen en uit te werken, en mee vorm te geven aan je eigen werkkader.
• Je beheerst Excel en de gangbare IT-tools. Je hebt interesse in AI toegepast op het vak (analyse, modellering, marktopvolging).
• Je werkt nauwgezet, kritisch en zelfstandig. Dankzij je sterke relationele vaardigheden kan je relaties met klanten opbouwen en onderhouden.
• Je beschikt over een netwerk en/of bent in staat er proactief en zelfstandig een uit te bouwen.
• Professioneel Engels is onmisbaar + perfecte (mondelinge en schriftelijke) beheersing van het Frans of het Nederlands is vereist.
