ROLES AND RESPONSIBILITIES

ABOUT THE POSITION

Site Manager / Technical Project Manager

  • As part of an office refurbishment project in Brussels, we are looking for a site manager / Technical Project Manager who is responsible for the technical and operational follow-up of the project, from the preparation of the works to the final acceptance.
  • As the technical point of contact for the client on site, he takes care of the coordination with the main contractor, the subcontractors and the various technical parties.
  • It is mainly a technical and field-oriented profile, with a solid experience in construction and site monitoring, able to understand plans, consult with the different disciplines and identify technical or coordination problems.

Main responsibilities

Site monitoring

  • Monitoring of the progress and quality of the work on site.
  • Participation in site meetings and coordination of the various parties.
  • Checking the conformity of the works with the plans, the specifications and the decisions taken.
  • Identification and resolution of technical or coordination problems.
  • Follow-up of the planning and the decisions that have been made.

Planning and implementation

  • Reading and analysing construction and execution plans.
  • Follow-up of the plans submitted by the contractors, and their adjustments.
  • Checking the good coordination between architecture, construction and special techniques.
  • Follow-up of "as built" plans and documents.

Special techniques

Good practical knowledge to be able to consult with specialists and challenge the proposed solutions in the following areas:

  • HVAC / heating / ventilation / air conditioning;
  • electricity and lighting;
  • fire detection and protection;
  • access control / badge systems;
  • burglary and security;
  • cabling and technical/IT infrastructure.
  • The candidate should not be an expert in each of these disciplines, but should have a good global understanding of the construction techniques and their interactions.


Redevelopment and works

  • Follow-up of demolition work, wall construction, doors, glazing and interior fittings.
  • Follow-up of the integration of techniques in the new establishments.
  • Analysis of changes and additional work.
  • Follow-up of the decompten (overdrafts and losses) and their impact on the project.

Delivery

  • Participation in the provisional and final deliveries.
  • Follow-up of the comments/deficiencies and their removal.
  • Control of the transfer of technical documents and "as built" plans.

Profile Sought

  • Minimum graduate/bachelor's degree in engineering or in a technical direction related to construction.
  • Concrete experience in the follow-up and coordination of sites.
  • Experience in renovating, remodeling or redesigning offices is an important asset.
  • Good ability to read and understand construction and execution plans.
  • Good working knowledge of the special techniques of a building.
  • Capacity to consult with specialists HVAC, electricity, fire, access control, burglary, etc.
  • Experience on the part of the client, an engineering firm, a general contractor or a project/construction management company is an asset.
