Taakbeschrijving

Het selecteren en evalueren (technisch, financieel en commercieel) van projecten ten einde ze te bespreken met het management van Belfius Immo. Parralel, het uitwerken, voorstellen en negotiëren van de dossiers met de co-promotie partner.

Het voorbereiden en opstellen van de investeringsdossiers voor de Raad van Bestuur van Belfius Immo. Operationele eindverantwoordelijkheid over de correcte uitvoering van de bouwprojecten en de rapportering ervan:

- Waken over de correcte kostprijsberekening van toekomstige projecten;
- Het kritisch evalueren van plannen en lastenboeken en dit vanuit het standpunt van een promotor;
- Waken over de rendabiliteit en de uitvoeringstermijnen van het bouwproject;
- De onderhandelingen en gesprekken voeren met alle betrokken partijen;
- De verantwoordelijkheid nemen over de technische, administratieve en financiële aspecten van de bouwdossiers;
- Een accurate opvolging en follow-up van de projecten inclusief een periodieke presentatie van het verloop van de projecten aan de Raad van Bestuur.

Verdere uitbouw van het Belfius Immo netwerk van makelaars, promotoren, bouwgroepen en grondeigenaars met als doel het aanbrengen van vastgoedprojecten die binnen de strategie van Belfius Immo passen. Actief kennisbeheer van vastgoedsector : volgen van de markt en markttendensen, reglementering en evolutie ervan opvolgen.

- Je hebt een masteropleiding (architect, ingenieur bouwkunde, rechten e/o economie) en een bewezen kennis met minstens 5 à 10 jaar ervaring in de ontwikkeling van vastgoedprojecten;
- Een bijkomende vastgoedopleiding is een pluspunt;
- Zowel het financiële, fiscale en juridische is geen onbekend terrein;
- Je ben een commercieel en acquisitief ingestelde persoon;
- Kennis van stedenbouwkundige regelgeving, inzichten is noodzakelijk;
- Je kunt goed overweg met Excel-modellen;
- Gevoel voor ondernemerschap maar toch risico bewust;
- Je bent nauwgezet in de financiële en administratieve opvolging van projecten;
- Teamwork en zelfstandigheid in het uitvoeren van de job vinden wij bij Belfius Immo heel belangrijk.
