Project Developer

**Functie**:
Als Project Developer **neem je de lead over een ontwikkelingsproject**, van bij de **acquisitiefase, over het ontwerp tot bij de aanvang van het bouwproces. **Je** **bent betrokken van concept tot realisatie van diverse ambitieuze en grootschalige residentiële en kantoorprojecten in Vlaanderen en Brussel.
Tot jouw takenpakket behoren volgende aspecten:
- **Studieproces**:
- Je stelt een **programma van eisen **op
- Je maakt de nodige **financiële haalbaarheidsstudies**
- **Ontwerpproces**
- Je stelt een **globaal plan van aanpak **op
- Je behaalt tijdig de nodige **vergunningen**:
- Je **bewaakt alle aspecten van het project**: je zorgt dat het project voldoet aan het programma van eisen, de ruimtelijke kwaliteit en het vooropgestelde rendement
- Je **documenteert** alle projectmatige aspecten, en stemt deze af op **budget** en **doelstellingen**
- Je** overlegt met interne en externe betrokkenen **(o.a. de diensten stedenbouw, ruimtelijke ordening en het stedelijk beleid) om een goede opvolging en communicatie van het project te verzekeren
- Eens de definitieve vergunning verkregen is, verzorg je de **overdracht voor coördinatie en uitvoering van het bouwproces**:
- Je leeft je uit bij het uitwerken van** ambitieuze en innovatieve wedstrijdkandidaturen. **Je brengt daarvoor collega’s van diverse teams samen en neemt de leiding in het opstellen van masterplannen.
- Je **volgt marktevoluties en maatschappelijke tendensen** op de voet en past die kennis toe in praktijk.
**Profiel**:
- Je hebt een **passie voor vastgoed, architectuur en projectontwikkeling** en hebt **minimum een 3-tal jaar werkervaring** in projectontwikkeling.
- Je hebt een **Masteropleiding** Ingenieur, Architectuur, Economie of Rechten op zak; een bijkomende vastgoedopleiding is een troef.
- Je **communiceert duidelijk en overtuigend**, betrekt tijdig de juiste stakeholders en behartigt op een correcte manier de belangen van Alides.
- Je bent **organisatorisch **sterk, werkt **resultaatgericht**, stelt **correct prioriteiten** en kan goed met stress overweg.
- Aandacht voor **duurzaamheid en innovatie** zijn voor jou een evidentie, er gaat geen maand voorbij zonder dat je er iets over geleerd/gelezen/ervaren hebt.
- Je bent **cijfermatig** sterk: je werkt vlot met Excel en je hebt een goed inzicht in haalbaarheidsstudies.
- je drukt je goed uit in het **Nederlands, Frans en Engels.**
