Hoe maak jij mee het verschil?- Wist je dat NMBS jaarlijks een honderdtal vastgoedtransacties afsluit? Als Advisor Real Estate Prospection werk je mee aan de valorisatie van het NMBS-vastgoed.- Wat is jouw rol bij NMBS ?- Het team ‘Prospection’ is verantwoordelijk voor de valorisatie van gebouwen en terrein van NMBS. Jouw verantwoordelijkheden zijn:
- Je werkt een strategie uit voor de valorisatie en commercialisering van het NMBS-vastgoed. Je houdt daarbij rekening met de specificiteit van de vastgoedmarkt.
- Je maakt een planning op voor de valorisatie van het vastgoedpatrimonium. Je werkt ook een werkwijze uit.
- Je start dossiers op met betrekking tot verkoop, erfpacht en opstalrecht.
- Wanneer een voorstel om de bestemming van een grond te wijzigen binnenkomt, formuleer je een stedenbouwkundig advies.
- Je rapporteert naar je collega’s en het management om hen te informeren.
- Je onderhandelt met andere partijen. Tijdens de onderhandeling draag je de visie van NMBS uit en zoek je steeds naar het meest voordelige eindresultaat.
- Je volgt de markt van real estate op de voet op.
- Je vertegenwoordigt NMBS in contacten met besturen, overheden, stakeholders en experten.

- Of je bent industrieel ingenieur, burgerlijk ingenieur, ingenieur-architect, architect of stedenbouwkundige.
- Of je behaalde een bachelor diploma en hebt mínimaal 3 jaar relevante ervaring in het domein van vastgoedvalorisatie.

Qua technische competenties beschik je over:
- De bekwaamheid om technische plannen te lezen en beperkingen van onroerend goed te detecteren.
- Kennis van de wetgeving op vastgoedvlak.
- Zeer goede kennis van het Frans.

Daarnaast:
- Je werkt graag in een multidisciplinair team. Je hebt steeds oog voor de belangen van je collega’s en je kan hen enthousiasmeren.
- Je bent organisatorisch sterk en neemt zelf initiatieven.
- Je focust op de te behalen resultaten.
- Je kan problemen analyseren en gepaste oplossingen aanreiken.
- Je kan verschillende projecten tegelijkertijd opvolgen en afwerken binnen de vooropgestelde deadline.
- Je beschikt over een rijbewijs B.
