Hoe maak jij mee het verschil?
- NMBS is de grootste openbare vastgoedeigenaar van België. Als Senior Manager Real Estate & Domanial Activities valoriseer je terreinen en gebouwen van NMBS in Brussel, in Vlaanderen en in Wallonië. De valorisatie van het NMBS-vastgoed heeft tot doel de opbrengst van het onroerend goed te optimaliseren.
- Wat is jouw rol bij NMBS ?
- Als Senior Manager Real Estate & Domanial Activities zal je bijdragen aan het optimaliseren en verhogen van de waarde van het NMBS-vastgoed. Je zal een team van 10 mensen leiden en coachen om je doelstellingen te bereiken.
Je belangrijkste verantwoordelijkheden zijn:
- Je implementeert de vastgoedstrategie van NMBS door deze te vertalen in een concreet actieplan, doelstellingen en KPI's voor de activiteiten Real Estate Prospection en Domanial Prospection;
- Je definieert en implementeert een commerciële strategie om de waarde van het vastgoed te verhogen met het oog op een optimaal rendement (concessie, verkoop, erfpacht, enz.), in overeenstemming met de vastgoedwetgeving en de wet op de overheidsopdrachten;
- Je stelt budgetten en planningen op voor de verschillende vastgoedoperaties en beheert de portefeuille om een maximaal rendement te garanderen;
- Je bent verantwoordelijk voor de operationele coördinatie van de afdeling Real Estate & Domanial Activities;
- Je ontwikkelt, lanceert en volgt projecten op in overleg met de verschillende stakeholders (gemeenten en gewesten, verenigingen) om de maatschappelijke betrokkenheid van NMBS te versterken;
- Je stuurt twee teams aan die bestaan uit Real Estate Experten en Accountmanagers. Je coacht hen enondersteunt hen in hun professionele ontwikkeling en in het bereiken van hun doelstellingen;
- Je werkt nauw samen met andere diensten van de directie Stations en met de operationele en corporate directies van NMBS.
- Waarom is deze job iets voor jou ?
- Je behaalde een masterdiploma, bij voorkeur in rechten, economie of ingenieurswetenschappen ofgelijkwaardige ervaring;
- Je hebt een ervaring van minimum 5 jaar in de vastgoedsector;
- Je bent communicatief heel sterk in het Frans en in het Nederlands;
- Je hebt succesvolle ervaring in een coördinerende en people management rol;
- Je bent resultaatgericht en in staat om een strategie te ontwikkelen, analyses en actieplannen uit te voerenen, KPI’s te definiëren en op te volgen;
- Je hebt een zeer goede kennis van projectmanagement;
- Je hebt een grondige kennis van financiële concepten met betrekking tot vastgoedprojecten;
- Je hebt goed ontwikkelde commerciële en onderhandelingsvaardigheden;
- Je bent gericht op samenwerking, bent diplomatisch en assertief;
- Je bent stressbestendig;
- Je ontwikkelt en onderhoudt een goed netwerk van contacten en prospects;
- Troef : je hebt kennis van de wetgeving op overheidsopdrachten, ruimtelijke ordening en milieuwetgevingen je hebt ervaring met Public Private Partnerships en Public Public Partnerships.

- Waar ga je werken?
- Als Senior Manager Real Estate & Domanial Activities zal je werken in Brussel, op wandelafstand van het station Brussel-Zuid maar je zal vaak onderweg zijn om de stakeholders te ontmoeten.
