Cohabs is reimagining urban living by creating thoughtfully designed homes and services that make city life easier, richer and more connected. Today, we operate across nine cities, combining great spaces with a genuine sense of belonging.
As
Sales Manager BeLux
, you’ll be responsible for driving commercial performance across our Belgian and Luxembourg markets. From managing the local sales funnel to maximising occupancy and revenue, you’ll play a key role in ensuring our houses are fully occupied and our sales processes run efficiently. You’ll also manage and develop our local sales interns while working closely with the Regional Sales team and HQ Marketing.
What You’ll Be Doing
- Manage the local sales funnel, handling calls, viewings and follow-ups for every local lead, with clear targets for lead-to-viewing and viewing-to-signed conversion.
- Drive occupancy and revenue, taking ownership of local targets, monitoring performance and proactively flagging gaps and opportunities to the Regional Sales Manager.
- Make data-driven decisions, tracking weekly funnel metrics such as lead volume, response times and conversion rates, adjusting priorities accordingly and ensuring CRM data remains accurate.
- Integrate AI into daily sales activities, using AI tools to qualify and rank leads, prepare follow-ups and automate CRM tasks, while sharing effective practices with the wider team.
- Manage and develop Sales Interns, recruiting, onboarding and coaching them, setting weekly objectives and monitoring CRM accuracy and call quality.
- Build local partnerships and visibility, developing B2B relationships, managing marketplace listings in collaboration with HQ Marketing and representing Cohabs at local events.
- Monitor market intelligence, tracking competitors, pricing, promotions, reviews and occupancy trends, and sharing a monthly market update with the Regional team and HQ.
- Support pricing and new openings, recommending room and house pricing based on seasonality and demand, and leading pre-booking and lease-up activities.
- Optimise availability and lead quality, prioritising vacant and hard-to-sell rooms and sharing weekly feedback with HQ Marketing on lead quality and member profiles. What we’re looking for:
- You have 3-5 years of experience in sales, business development or sales operations, ideally in B2C, hospitality, real estate or subscription-based businesses.
- You have a proven track record of meeting or exceeding sales conversion, revenue or occupancy targets.
- You are comfortable using AI tools in your daily work to qualify leads, automate CRM tasks, create content and conduct research, and you are eager to explore new tools and ways of working.
- You are data-driven and know how to use funnel metrics to identify opportunities, make decisions and improve commercial performance.
- You are proactive, autonomous and accountable, with a strong sense of ownership and the ability to anticipate issues and follow through without prompting.
- You have experience coaching and managing junior team members, ideally including Sales Interns.
- You are comfortable working with CRM tools and sales dashboards to monitor performance and drive decisions.
- You have experience developing local partnerships, supporting city launches or working in a multi-city sales environment.
- You are fluent in English; French is a plus. Ready to take ownership of our BeLux sales performance and help more people experience a better way of living in the city? Join us

Location:
Belgium, Brussels
- Starting date: January 2027
- Salary range to expect: From 48k to 53k + sales bonus system + no car @ Cohabs
- Contract type: Permanent Contract Company description Cohabs was founded in Brussels in 2016, when rental homes for young people were missing two things: quality and connection. So we started over, designing homes where connection is built into the architecture, backed by services that genuinely take care of our members. In 2026, we’re celebrating ten years of turning that idea into reality. From our first home in Brussels, we’ve grown to New York, Paris, Madrid, Luxembourg, London, Milan, Washington DC and Marseille, and we’re a certified B Corp committed to choices that are better for people and the planet. And we’re just getting started: by 2030, we aim to reach 12,500 beds across 11 markets, with several new ways of living in the city. Every part of the business exists for one reason: to make our members’ lives easier, richer and a little less lonely. Our motto? Live like you mean it.
