Project Coordinator Architect – Next Day Concept & Design (English) Context The Consultant works within Next Day Concept & Design (NDC&D), an entity of the Next Day Group specialized in the design, coordination, and digitalization of residential real estate projects, from feasibility studies through to execution. The Consultant acts as a Project Coordinator, ensuring overall consistency between design, client requirements, regulations, costs, timelines, and BIM standards. About the role To coordinate the design of real estate projects from the conceptual phase through execution, ensuring: Architectural, urban, and technical quality Regulatory compliance Technical and budgetary feasibility Adherence to timelines Effective coordination among all stakeholders Key Responsibilities 1. Design Coordination Propose and develop realistic architectural concepts aligned with the Next Day identity Adopt a design-led approach starting from the Masterplanning phase Organize and prepare design meetings (internal and external): agendas, deliverables, and follow-up Produce and coordinate BIM deliverables in line with defined standards Centralize and host documentation on the dedicated platform Plan tasks and estimate workloads in coordination with the team leader 2. Quality, Feasibility, and Compliance Ensure alignment between design intent and feasibility, proactively identifying gaps and proposing solutions Maintain project dashboards based on data extracted from BIM models Ensure compliance with urban planning regulations and building codes 3. Stakeholder Coordination Coordinate architects, engineers, consultants, contractors, and other stakeholders Act as the central point of contact between internal and external teams Coordinate all contributions within the BIM models Anticipate coordination and scheduling issues 4. Budget and Cost Optimization Collaborate with finance and development teams to align design, budget, and target market Identify cost-optimization opportunities without compromising quality Participate in value engineering processes and the selection of alternative materials 5. Permits and Regulatory Compliance Coordinate and support permit and authorization applications in accordance with regulations in the relevant region (Walloon Region) Liaise with the competent authorities Manage and maintain regulatory and administrative documentation Track the approval and issuance of required permits 6. Construction and Execution Phase Collaborate with contractors to ensure constructability and fixed costs Participate in site meetings and conduct regular site visits Identify and resolve construction-related issues Ensure compliance with execution schedules and milestones 7. Quality and Aesthetic Consistency Ensure project consistency with the Next Day brand identity and vision Supervise the selection of materials, finishes, and details, particularly in line with Next Day’s ESG vision Perform quality controls at various stages of the project 8. Project Close-Out Participate in post-delivery project evaluations Identify lessons learned and formulate recommendations for future projects Background and Experience Education: Architect, Industrial Engineer, Civil Engineer, Interior Architect Experience in the Walloon Region, including permit applications and site supervision Experience in Masterplanning or Urban Planning is an asset Strong written communication skills Experience in drafting technical specifications and bills of quantities 7 to 12 years of professional experience Interested ? Le Consultant agit comme coordinateur de projet, garantissant la cohérence entre conception, exigences clients, réglementations, coûts, délais et standards BIM. A propos du rôle Coordonner la conception des projets immobiliers, depuis la phase conceptuelle jusqu’à l’exécution, en assurant : la qualité architecturale, urbanistique et technique, la conformité réglementaire, la faisabilité technique et budgétaire, le respect des délais, la bonne coordination entre toutes les parties prenantes. Responsabilités principales 1. Coordination de la conception Proposer et développer des concepts architecturaux réalistes, alignés avec l’identité Next Day. Approche de conception dès la phase Masterplanning. Organiser et préparer les réunions de conception (internes et externes) : ordre du jour, livrables, suivi. Produire et coordonner les livrables BIM selon les standards définis. Centraliser et héberger les documents sur la plateforme dédiée. Planifier ses tâches et estimer les charges de travail en coordination avec le chef d’équipe. 2. Qualité, faisabilité et conformité Veiller à l’alignement entre la conception et la faisabilité, ainsi qu’identifier proactivement les écarts entre ces deux aspects. Proposer des solutions. Maintenir des tableaux de bord projet basés sur les données issues des modèles BIM. Assurer la conformité aux règlements urbanistiques et aux normes de construction. 3. Coordination des parties prenantes Coordonner architectes, ingénieurs, consultants, entrepreneurs et autres parties prenantes. Être le point de contact central entre équipes internes et externes. Coordonner l’ensemble des contributions dans les modèles BIM. Anticiper les problèmes de coordination et de planning. 4. Budget et optimisation des coûts Collaborer avec les équipes financières et de développement pour aligner conception, budget et marché-cible. Identifier des opportunités d’optimisation des coûts sans compromettre la qualité. Participer aux démarches de value engineering et au choix de matériaux alternatifs. 5. Permis et conformité réglementaire Coordonner et soutenir les démarches de demande de permis et d’autorisations conformément à la réglementation dans la region concernée (region Wallone) Assurer la liaison avec les autorités compétentes. Gérer et tenir à jour la documentation réglementaire et administrative. Suivre l’obtention des permis et approbations nécessaires. 6. Phase construction et exécution Collaborer avec les entrepreneurs pour garantir la constructibilité et les coûts fixes. Participer aux réunions de chantier et effectuer des visites régulières. Identifier et résoudre les problématiques liées à la construction. Veiller au respect du planning et des jalons d’exécution. 7. Qualité et cohérence esthétique Garantir la cohérence du projet avec l’identité de marque et la vision Next Day. Superviser le choix des matériaux, finitions et details, notamment au regard de la vision ESG de Next Day. Réaliser des contrôles qualité à différentes phases du projet. 8. Clôture de projet Participer à l’évaluation post-livraison des projets. Identifier les enseignements et formuler des recommandations pour les projets futurs. Background et experience Formation : architecte, ingénieur industriel, ingénieur civil, architecte d’intérieur Experience en region wallone en dépôt de permis et suivi de chantier. Expérience souhaitable en Masterplanning ou urbanisme. Bonne competence rédactionnelle. Expérience en redaction de cahiers de charge et métrés. Expérience professionnelle entre 7 et 12 ans.
