De veiligheid en tevredenheid van onze handelaars en bezoekers zijn jouw absolute prioriteiten. En samen met de Shopping Manager, ben je elke dag opnieuw je bereid dit te bewijzen:
- Je organiseert, voert uit en plant alle aspecten van het facilitair beheer binnen het winkelcentrum om een optimaal niveau te bereiken op het gebied van nut, comfort, conformiteit en veiligheid.
- Je onderhandelt over of neemt deel aan de afronding van contracten met onderaannemers, waarbij je de beste voorwaarden op het gebied van prijs, kwaliteit en leveringstermijnen waarborgt.
- Je fungeert als het aanspreekpunt, geeft instructies aan de werkteams en bent het referentiepunt voor alles met betrekking tot speciale technieken. Ook zorg je voor de naleving van wettelijke controles.
- Je zorgt voor een optimale technische exploitatie van de centra en onderhoudt goede relaties met leveranciers, zodat ze voldoen aan de gewenste kwaliteitsnormen, trouw zijn aan het gesloten contract, en eventuele aanvullende diensten leveren.
- Je analyseert en valideert de inrichtingsdossiers van de huurders
- Je voert capex/opex projecten uit in opdracht van de eigenaar
- Je beheersing van de kosten/uitgaven die tot jouw verantwoordelijkheden behoren (gemeenschappelijke kosten, opex facilty, capex, enz.) is indrukwekkend, waardoor je de budgetten goed kunt beheren.
- Je fungeert als facilitator en zet transversale projecten of specifieke technische projecten op in andere winkelcentra of gebouwen beheerd door AG Real Estate.
- De ESG-strategie van het bedrijf ondersteunen doe je met plezier, en je streeft ernaar het energieverbruik voortdurend te optimaliseren.

Groeien en ontwikkelen. Dat spreekt je aan. En als je iets doet, dan doe je het goed. Detail en precisie zijn essentieel voor jou, net als samenwerken als een team.
¬Je neemt initiatieven en schakelt graag en snel van de ene taak naar de andere. En als het nodig is, steek je zelf de handen uit de mouwen om alles vlot te laten verlopen.
¬ Je hebt minstens een bachelor of master diploma bij voorkeur in industriële ingenieurswetenschappen of een equivalent, en minstens 5 jaar ervaring in gebouwexploitatie en onderhoud.
¬Je hebt technisch inzicht en ruime ervaring in het technische beheer van gebouwen (oa. HVAC, speciale technieken, elektriciteit,). Veiligheid draag je hoog in het vaandel.
¬ Jouw kennis van de vastgoedsector (vooral de retailsector) is een groot pluspunt.
¬ Je spreekt vloeiend Frans, met voldoende begrip van het Nederlands om projecten in het Brusselse te kunnen begeleiden.
¬ Je uitstekende kennis van Word, goede kennis van Excel, Outlook zullen je zeker van pas komen. Kennis van Sharepoint en SAP is zeker een troef.
