At Fosbury & Sons Boitsfort this comes to life in one of Brussels' most remarkable architectural settings: 7,000 m² at the foot of the Sonian Forest, home to a community of around 300 members. The location is operated by +OPCO/. We run workspace and hospitality concepts on behalf of building owners, taking full responsibility for the business, the team and the daily operation. You will be employed by +OPCO/ and report to its management. We are a small and dynamic team, driven by the ambition to keep rethinking the way people work. Human, elegant, collaborative and always with a certain joie de vivre. We are now looking for a Location Manager to lead Fosbury & Sons Boitsfort and help shape its next chapter. The role As Location Manager, you take ownership of Fosbury & Sons Boitsfort as a business. You are responsible for the location’s performance and lead the team that makes it happen. You set direction, create focus and ensure the right people take ownership. Together with the team, you translate the ambitions for Boitsfort into a clear strategy, priorities and actions. Business & Commercial development
• Own the P&L for Workspace and Meetings & Events.
• Monitor key financial and commercial KPIs, budgets, pricing, margins and costs.
• Drive Workspace growth, from new opportunities and negotiations to contract signature.
• Focus on member retention, occupancy and revenue growth.
• Identify new commercial opportunities and develop relevant partnerships. Strategy & continuous improvement
• Define and implement the annual strategy for Boitsfort.
• Translate ambitions into clear priorities, targets and actions.
• Identify opportunities, risks and areas for improvement.
• Continuously improve our offering, pricing, processes and organisation. People & community
• Lead and develop a team of five across Meetings & Events, Marketing, Front Desk & Admin and Project Management.
• Set clear responsibilities, priorities and expectations while giving people autonomy and accountability.
• Coach, challenge and support the team to perform as one.
• Build strong relationships with members and foster a welcoming, connected community. Operations & experience
• Take overall responsibility for the smooth day-to-day operation of the location.
• Safeguard the quality, atmosphere and presentation of the space.
• Ensure operational issues are owned and followed through.
• Manage key suppliers and partners together with the local team and +OPCO/.
• Drive structural improvements that enhance the member experience and the business. Above all, you bring focus, ownership and momentum, turning strategy into action and creating a thriving location for our members and our team. Who are you?
• You think like an entrepreneur and turn good ideas into action.
• You have at least five years of relevant experience in a commercial, management or business role, including experience leading or managing a team
• You understand the fundamentals of a P&L and are commercially minded.
• You create focus and can distinguish what matters now from what can wait.
• You lead through people, giving them autonomy while setting clear expectations.
• You listen before changing things and build on the knowledge already present in a team.
• You have the confidence to make decisions without needing to dominate the room.
• You are proactive, curious and continuously look for ways to improve.
• You have a natural sense of hospitality, quality, design and detail.
• You are fluent in both French and Dutch and have a strong command of English.
• You feel at home in the Fosbury & Sons philosophy and understand that this is not a traditional corporate environment. What success looks like Your first year is not about changing everything. It is about understanding the business, deciding what matters most and creating sustained progress. Together with the team, you develop a clear annual strategy, align it with the building owner and make it happen. After twelve months, we want to see a clear direction, a team that understands its responsibilities and targets, a firm grip on the numbers and measurable progress on the priorities we agreed upon.
