**Project Manager - Vastgoed en Renovatie**
We kopen bestaande woningen in en rond de centrumsteden in België, maken ze energiezuiniger en stellen ze te huur.
Als huisbaas van de toekomst zetten we daarbij maximaal in op hedendaags comfort en op de verlaging van de totale woonkost voor de huurder.
Dat doen we via de integratie van slimme technieken, het drukken van de energiefactuur en een all-in service.
Jouw rol in een notendop
De project manager screent panden in eigen beheer om deze duurzaam te renoveren.
Je maakt de eerste budgetten op. Je coördineert de renovatieprocessen autonoom vanaf het voortraject tot oplevering.
je bent verantwoordelijk voor de opvolging van de vergunningen, je evalueert voorstellen prijsvragen. Je krijgt de verantwoordelijkheid over meerdere verduurzamingsprojecten toegewezen en streeft naar een continue optimalisatie van deze diensten.
Gezien het duurzaam renoveren van panden bij ons een strategische missie wordt, speelt de project manager een belangrijke leidende rol in het behalen van resultaten die de doelstellingen van het bedrijf ondersteunen.
Resultaatsgebieden
Screening van gebouwen naar potentieel van energiebesparingsmaatregelen met het inschatten van technische en financiële haalbaarheid; Je focust op het duurzaam renoveren van gebouwen, met nadruk op de gebouwschil en de technieken. Je onderzoekt zowel traditionele als innovatieve technieken, waarbij je de technische analyses van de studieburelen, leveranciers en/of aannemers op hun waarde beoordeelt en bijstuurt waar nodig.
- Opvolging van het eventuele vergunningstraject. Je voert onderhandelingen met de stadsdiensten, ondersteund door een architect.
- Je stuurt de projecten functioneel en financieel aan. Je besteedt (onderdelen van) de projecten uit aan externe partijen, waarbij je het goede verloop zowel in kwaliteit, budget en timing van deze projecten blijft opvolgen.
- Analyse van de meetstaat, opstellen prijsaanvragen en analyse van de voorstellen van aannemers, samen met de procurement manager- Opstellen van (raam)contracten op en begeleiden van de aangestelde studiebureaus en aannemers bij het bewaken van de timing en het behalen van financiële en duurzame doelstellingen.- Coördinatie van de technische uitwerking en uitvoering van de energieconcepten in de gebouwen
- Je volgt de voortgang en de kwaliteit van bouwwerven ter plaatse op, in samenspraak met de andere bouwpartners.- Je controleert het budget en de facturen en verzorgt de nodige rapportering naar de directie.- Je formuleert en implementeert procesverbeteringen om de kwaliteit en de efficiëntie verder te verhogen.- Begeleiden van het dagelijks facility management en het opvolgen van repairs en noodgevallen
- Het verzorgen van de juiste communicatie met je collega’s, bouwheren, vastgoedeigenaren, studiebureaus en aannemers
- Je ondersteunt de real estate consultants met technisch advies; bv. door gevorderde technische en financiële inschattingen en analyses te maken.- Je zorgt voor een vlotte werfopvolging en een ideale communicatie tussen de betrokken partijen. Je aarzelt niet om betrokken partijen kordaat aan te spreken op gebrekkige kwaliteit of ontoereikend projectmanagement.- Je volgt de resultaten en de budgetten van de renovaties op en rapporteert hierover intern- Je volgt de evoluties in het vakdomein pro-actief op en integreert deze in je werking
- Rapporteert aan de CEO
- Werkt nauw samen met de Procurement Manager en de Operations Manager
- Je kan rekenen op administratieve ondersteuning voor complexe projecten, of voor delen van het projectmanagement die een uitzonderlijk hoge administratieve werklast veroorzaken.
**Vereisten**:
- Masterdiploma in een technische richting, bij voorkeur (ir) architect, ingenieur of gelijkwaardig door ervaring.
- Minimaal 5 jaar werkervaring binnen projectbegeleiding en werfopvolging (planning, organisatie, stakeholdermanagement, financiering, kosten/baten, klantgerichtheid,, etc binnen een bouwfirma, overheid, architectenbureau,
- Sterke financiële en juridische basis
- Breed spectrum aan IT kennis
- Zelfstandig en geen schrik om verantwoordelijkheid te nemen
