**Functieomschrijving**:
Als Area Manager ben je verantwoordelijk voor de organisatie van de schoonmaakactiviteiten in een toegewezen area - in dit geval Antwerpen - uitgaande van de verstrekte budgetten en van de voorgeschreven werkorganisatie met als doelstelling het begrote rendement en de begrote omzet te realiseren. Daarnaast geef je leiding aan supervisors en indirect ook aan de uitvoerende medewerkers.

Taken en verantwoordelijkheden:

- Je houdt toezicht op de budgetten, het rendement en de omzet van de schoonmaakwerkzaamheden in de regio Antwerpen.
- Je geeft opdracht tot het uitvoeren van de contractuele schoonmaakwerkzaamheden aan de supervisors, controleert en houdt toezicht hierop.
- Je bespreekt en beoordeelt de wensen of eisen van de opdrachtgevers en neemt naar aanleiding hiervan maatregelen. Je zorgt op vastgelegde overlegmomenten voor een evaluatie van de samenwerking.
- Je geeft leiding aan een vijftal supervisors die elk een heel aantal klanten bedienen. Je bent hierdoor verantwoordelijk voor zaken als werkoverleg, beoordeling, functioneringsgesprekken enz. Samen met je collega’s rapporteer je aan de District Manager.
- Je vervult een adviserende en ondersteunende rol in offertetrajecten en bespreekt met klanten offertes en opdrachten.
- Wanneer nodig ondersteun je supervisors met jouw aanwezigheid bij bijvoorbeeld de opstart van een nieuwe klant.
- Je zorgt voor een analyse van de kwaliteitsgegevens van de toegewezen area. Je bewaakt het kwaliteitssysteem, initieert aanpassingen van de schoonmaakwerkzaamheden om te komen tot verbeteringen en ziet toe op de naleving van de gestelde kwaliteitsnormen.
- Je verzorgt diverse administratieve processen en rapportages. Daarnaast sta je in voor het opmaken van de routeplanningen van de schoonmakers en facturatie. Je gaat samen met de betrokken supervisor door het lastenboek en maakt de vertaling naar taakkaarten voor de medewerkers.

**Wie je bent**:

- Je beschikt over een diploma hoger onderwijs of je bent evenwaardig door ervaring.
- Je hebt **ervaring** als **coach** van een afdeling, team of organisatie.
- Je hebt **ervaring **binnen de **schoonmaaksector **(dit is een zeer groot voordeel).
- Je woont in de **regio Antwerpen**.
- Je kan **vlot en duidelijk communiceren** in het **Nederlands**.
- Je bent zeer **klantgericht**:

- Je beschikt over een zeer goede computerkennis.
- Je bent goed in effectief **plannen en organiseren**.
- Je hebt **cijfermatig/financieel inzicht **en je bent in staat om de **voortgang en resultaten** van een project of proces te **controleren** en **anticipeert** op **knelpunten en belemmeringen**.
