Het team Administratief Beheer Immo Kantoren van de afdeling Branch Concepts & Immo is verantwoordelijk voor alle administratieve beheerstaken rond de gebouwen die worden gebruikt voor het uitbaten van de kantoren en alles wat daarmee verband houdt. Het gaat daarbij zowel om taken die rechtstreeks gelinkt zijn aan deze onroerende goederen, zoals de follow-up van de gehuurde of verhuurde gebouwen en de administratieve taken in verband met de mede-eigendom, als om meer transversale taken zoals de reporting, de aanpassing van de procedures afhankelijk van de wijzigingen op reglementair of fiscaal vlak, de aangifte of de follow-up van schadedossiers enz.

**De job in een notendop**

Als Expert Immo Operations & Process control ben je verantwoordelijk voor de centralisatie en de correcte verwerking van de gegevens die te maken hebben met het onroerend patrimonium van de Kantoren van Belfius Bank in het systeem SAP RE-Flex.

Aangezien de correcte invoer van de vastgoedgegevens van fundamenteel belang is op wettelijk en financieel vlak, analyseer je op kritische wijze de gegevens waarover je beschikt, en ga je na of ze exact en coherent zijn alvorens ze in het systeem in te voeren.

Bovendien kan je dankzij je juridische en commerciële kennis inzake residentiële en handelshuur de inhoud van de huurovereenkomsten correct interpreteren en ze waarheidsgetrouw overbrengen in het systeem. Zodoende sta je borg voor een operationeel beheer dat in overeenstemming is met de gegevensstroom tijdens de hele levenscyclus van onze gebouwen.

Je werkt nauw samen met de collega’s van de vier regio’s, die je indien nodig bijstaat. Met de collega’s van de juridische dienst als ruggensteun, treed je op als eerste aanspreekpunt voor de stakeholders in verband met de reglementaire aspecten van de huurovereenkomsten. Je ziet toe op de kwaliteit en de eenvormigheid van de gegevens.

Je staat er garant voor dat de situatie altijd up-to-date is in het systeem met het oog op een efficiënte monitoring en een conform beheer van de vastgoedportefeuille, met inachtneming van de vastgelegde termijnen, en de geldende procedures en normen.

Je bezorgt de collega's van Branch Concepts & Immo de nodige RE-FLEX-verslagen voor een dagelijkse follow-up. Je stelt eveneens specifieke analyses op ten behoeve van het management van de bank, alsook van andere afdelingen.
In dat verband voer je de nodige controles uit zodat je coherente en relevante analyses kan voorleggen.
Je inventariseert en structureert de behoeften, je legt de vinger op de lacunes en stelt verbeteringen voor.

Eventueel neem je deel aan transversale projecten in het kader van de optimalisatie en/of de vervanging van deze systemen. Je werkt samen met de collega’s van andere afdelingen

In overleg met je hiërarchie actualiseer je de procedures die verband houden met je taken afhankelijk van eventuele wijzigingen van de nationale en/of regionale wetgeving. Je doet aanbevelingen en reikt oplossingen aan voor alles wat te maken heeft met het beheer van het patrimonium dat gelinkt is aan je taken.

Je oefent de functie uit in Brussel, maar je verplaatst je indien nodig eveneens tot in Gent, Antwerpen en Namen.

Je scoort extra punten als je voldoet aan de volgende voorwaarden:

- Je hebt ervaring met het administratief beheer van een vastgoed-patrimonium
- Je volgde een praktijkgerichte juridisch opleiding of je behaalde een diploma als bachelor in de rechten.
